Chelsea Estates is an 18-storey apartment building
with a 3-level parkade built around 1981. The parkade consists of
conventional reinforced concrete foundation walls, beams and columns
with suspended post-tensioned concrete slabs. The parkade extends
beyond the plan of the apartment tower, providing parking and landscaped
grounds at the main floor level and a landscaped plaza deck at the
second floor level. The apartment tower consists of post-tensioned
concrete slabs supported on a reinforced concrete frame structure.
The exterior wall system consists of steel stud/brick veneer construction.
In
1995, extensive repair and maintenance work was implemented at the
building and parking garage to ensure the long term serviceability
of the structure. The repairs included:
brick veneer stabilization repairs using the "strong-post"
method developed by Keller Engineering Associations Inc.
replacement of roofing system and installation of
roof anchors
non-destructive evaluation of all post-tensioning
tendons in the plaza deck and parkade using RIMT® and the replacement
of 77 tendons designated by RIMT®
installation of waterproofing system on balconies,
parking slabs and plaza deck.
