Centre Point East, Calgary Alberta

Description:
The 7-storey, 102-unit apartment building was constructed around 1981. The building includes a single-story underground parkade which extends beyond the building perimeter. The slab over the parkade provides landscaped areas at the front and rear as well as some exterior parking spaces. The structure consists of post-tensioned concrete slabs on a reinforced concrete frame. The original exterior wall system consisted of steel stud construction with a conventional stucco finish. The balconies typically include an enclosed solarium.

Work Performed:
In 1994 and 1995, extensive repair and maintenance work was implemented at the building and parkade to ensure the long term serviceability of the structure. These repairs included the following work:

  • non-destructive testing of all post-tensioning tendons in the parkade and plaza deck using RIMT
  • replacement of 28 tendons designated by RIMT
  • concrete crack repairs on balconies
  • installation of waterproofing membrane on balconies, on main floor and on plaza deck
  • waterproofing of PT anchors
  • re-cladding exterior walls with EIFS above second floor, artificial stone at grade level and granite panels on commercial area
  • replacement of masonry balcony panels with prefinished aluminum railings
  • replacement of roofing system on commercial area
  • Based on the RIMT® assessment, 28 post-tensioning tendons were replaced. Forty existing tendons were permanently wired for RIMT® monitoring during the service life of the structure.
